Here the key to a successful stress free roof is definitely the material AND the roofing installer. Either one can be the weak link in an otherwise great Bitumen roofing job. The Bitumen material has been around for about 4 decades and is only slightly less popular than TPO. The reason being is that it takes more skill to install correctly (everyone involved must be fully knowledgeable of every stage of the instillation) and it is much heavier to work with. It also is by far the longest lasting/safest/affordable of all the roofing materials available today. It's Life Cycle Costs (that's actual ROOF LIFE PERFORMANCE COST) has NO competition in the roofing material industry. Bitumen is just about all we have come to work with in our roofing business. This has evolved over many years of experience in trying all the other materials. The theory underlying Bitumen material is copied after century's old technology involving tar pitch roof with rock ballast laid on top. It incorporates the best of those roof designs with modern formulation and a structural integrity update. The old pitch roofs with rock ballast were durable and long lasting but difficult to find leaks on and repair because of the overlaying rock ballast placed over the material on the top. As a side note we have developed a system to re active pitch roofs in combination with Bitumen materials to produce roofs that will last longer than any other type of roof that can be installed today. This prevents unnecessary tear offs/cost/landfill use. The Bitumen material basically is tar bitumen that is put together in layers that has a rock granular layer impregnated into the top layer. The outstanding exception to the usual brands of Bitumen material is DERBIGUM. Derbigum is all we use now, unless an owner insists on another brand preference. Derbigum has numerous unparalleled advantages. For starters are its formulation/structure and the different applications available in their line. We use their top of the line material in white granulated or their smooth Derbi-Brite white color impregnated material. The biggest strength (literally) for the material is the fiber glass re enforcement in the middle of the material. This previous weather cycle year of 2012 gave us the worst Summer on record, as well as the second worst Winter. We have over a thousand buildings in the Midwest roofed with Derbigum and almost never receive a call back for warranty work. On occasion we do get called back right after the initial install, but that is always a matter of tightening the roof up or finding something we may have missed. A pin hole opening in any roof material can leak up to 5 gallons of water per HOUR or more. During that 2012 year, following a number of severe storms, we received about 20 calls. We were surprised to say the least given our performance history. However, in each and every case when we went out to honor the warranty, it was the other material we had attached to in doing spot repairs that had failed. NOT the Derbigum. We saw in every instance where the other material had contracted due to the extreme heat and actually left a "snail trail" of tar where it had retracted before it cooled back down. The final conclusions reached were that Derbigum's resilience under extreme conditions was attributed to: the welding of the entirety of the material (NOT just seams), material formulation AND most importantly the fiberglass re enforced middle layer (that other Bitumen manufacturers don't have). Given that climate patterns are only becoming more severe, Derbigum will be the consistent best performer in the Bitumen class (as well as in ALL flat roofing material classes e.g. TPO/EPDM). Derbigum comes in a variety of colors with white being the color used in 99% of our applications. All rolls of material come in 3 foot widths. We weld every single micron of the material to the underlying existing material when possible. This also re melts the old underlying deck material and makes it usable once again. The combination of this can produce a roof that can last 40-60 years. If it is a pitch roof we believe 60-80 years of service. Since glue eventually always fails we have glue material roofed very few buildings. The most notable was a Grain Elevator that no other roofers would roof. Of course this was due to the high risk for explosion with the presence of grain dust, so welding was prohibited there. Since we weld all the material together there is no real seam present when finished. It looks like seams are present but since every micron is welded there really is no beginning or end to the roof when done. The Derbigum becomes one welded fused layer with the underlying old deck structure. The use of welding also drives out the water that may be in the deck underlying the old material where water has entered due to leakage. This is the same material we use on all of our own structures, and we will use no other. I have personally had decades of outstanding Derbigum performance on our own old historic buildings (that were not as well constructed as some modern decks today). Derbigum is the material of choice for Hospitals, Schools and Governmental buildings in the extremes of the Northern part of the country. I came to use it on my own properties when I found it has an "R" value of about 6+ per layer, doesn't need maintenance, doesn't degrade through UV/heat evaporation, has a 0% mold rating, the highest reflectivity of any material, is fire proof and literally bullet proof. I have personally pulled slugs out of roofs where no leak occurred. Of course there was an underlying layer of plywood or old deck material to back it up underneath. It also is highly resistant to foot traffic for servicing of roof HVAC/drains/gutters/cleaning.... We have installed it on DJ night clubs dance areas, and patio decks and it has performed well. Finally it has 160 ml's per layer and on a torch over that goes up to as much as 300+ ml's. This compares to TPO or EPDM/RUBBEROID ml's of 30- 90 ml's. But this is still comparing apples to oranges as the Derbigum material itself is a much more resilient, insulating, protective material than the artificial membranes (EPDM/TPO). There simply is no comparison. TPO/EPDM have NO "R" or insulating value that I can find listed anywhere. EPDM actually dramatically heats up a building in the Summer. So it has an opposite or NEGATIVE "R" value effect.
IF YOU ARE COMPARING A DERBIGUM BID TO A TPO or EPDM/RUBBEROID ROOFING BID YOU MUST INCREASE THE TPO or EPDM/RUBBEROID BIDS BY A FACTOR OF 5-10 TIMES TO HAVE A GENUINE BID COMPARISON. THAT'S HOW MANY MORE TIMES YOU WILL HAVE TO REPLACE THE TPO or EPDM/RUBBERIOD ROOF'S COMPARED TO THE DERBIGUM ROOF. Or you could simply state that the Derbigum will outlast the other roofs by 5-10 times the life of the other materials. THIS IS WITHOUT ALL THE LIABILITIES of TPO or EPDM/RUBBEROID AND WITH ALL THE POSITIVE ATTRIBUTES OF THE DERBIGUM.
DERBIGUM has no peers and has no bids to realistically compare it to. Just in thickness of mil's alone you have Derbigum at 320 ml's versus 30-90 ml's of the other inferior materials.
