$1200 Need rental home with fenced in yard (KC Metro)

Here is our full situation. We are looking in the Belton/Leawood/Overland Park/Prairie Village/State Line/Louisburg/Peculiar/Martin City area but are definitely open to other areas. Our only requirement is a fenced in yard. Preferred features include at least 1 1/2 baths and hard flooring rather than carpet.

We have 4 dogs. My husband and I met, and each had 2 and we will not be adding any more to our family. In fact, the life expectancy of the 2 older ones will be up any time.

Dog 1 will turn 3 in a few weeks, Sheltie, about 35 lbs, currently takes agility and doggie dancing classes, and has been through several obedience classes

Dog 2 is 4, Sheltie, about 30 lbs, has been through every obedience class offered, therapy dog training and has passed his canine good citizen test.

Dog 3 is almost 10, Dachsund, 15 lbs, has been through basic obedience

Dog 4 is almost 10, small Beagle, 18 lbs, has been through basic obedience

All of our dogs are of course house trained. They stay in crates when we are at work.

Our credit scores are low, but we have more than sufficient income. We have both been working on debt consolidation plans for the last year-year and a half, so that has dropped our credit scores drastically. I have also been working with Countrywide/Bank of America to modify my loan for about a year. I have been calling them at least once a week to check the status. They have lost my paperwork a few times, but I resend it and they say everything is in process. I found out a few days ago that they now want to foreclose on the home even though when I call they say nothing is wrong and not to be concerned. We have also met with a government advisor whose job is to help homeowners like us who cannot get communication through to our lender, but they have not been helpful. Our goal is to relocate in 2-3 years to another part of the country, so we have made the difficult decision to let them take the home and rent until we leave Kansas City. I work in Leawood and my husband works in Harrisonville, so we would like to find something convenient for both of us.

Our net monthly income is about $5800 plus about $1400/quarter net from a bonus. We have been landlords before and know what kind of treatment people want the house to have. My husband is also handy around the house, so you would not be called out for simple tasks like a leaky toilet, clogged drain, etc.
